Draft for a simple gratuitous gift of Czech real estate between two adult individuals. The property, parties’ rights and gift terms need individual review before signing. The PDF is not a registration proposal, does not check the cadastre and does not transfer ownership.

Gift situation

Partial gifts, marital joint property, family homes without necessary consents, minors, encumbrances, lifetime residence, consideration, gifts upon death and special care relationships require individual preparation. This template does not establish a residence right or easement.

Birth numbers are checked for format only, not against a registry. Check identifiers against the documents. If no number is assigned, date of birth is used. Enter names, addresses and cadastral data in Latin letters and free text in Czech.

Copy the complete exact identification from the current LV: all parcels, numbering type (st. if stated), building, unit and associated shares. The address and LV number do not replace property identification. For a legacy unit, state building and plot shares separately; different plot shares require an individual contract.

Condition and property review

Known property defects

The donor must disclose known defects. For an apartment, obtain a debt certificate under § 1186 from the building manager before signing. A general no-debt statement does not replace the certificate or prevent possible statutory transfer of debts.

The filing period starts after signing and verification of signature authenticity. Handover runs from both parties receiving notice of completed registration. Cadastral fees and signature verification are outside the PDF price. A gift does not automatically imply tax exemption; tax and notification obligations require separate review.
